Trustees Sale- Eugene McClanahan

Default having been made in the terms, conditions and payments made and provided for in a Deed of Trust executed by Eugene McClanahan, which Deed of Trust is of record in Trust Deed Book 524, page 329, Register’s Office of Macon County, Tennessee, and the entire indebtedness having been declared due and payable as provided in said Deed of Trust, and payment not having been made as demanded, notice is hereby given that Radford A. West, Trustee, under the power and authority vested in him and having been requested so to do by the lawful owner and holder of said debt, will on Thursday, February 4, 2016, At 10:00 a.m. at the front door of the Courthouse in Macon County, Tennessee, sell at public outcry to the highest and best bidder for cash, free from equity of redemption, homestead and dower and all other exemptions of every kind, all of which are expressly waived in said Deed of Trust, the following described parcel of land in the 3rd District of Macon County, Tennessee:
BEGINNING at an iron pin at the west margin of Highway 141, being the northeast corner of this tract and a corner to tract 4 of the Raymond Presley property; THENCE with the west margin of Highway 141 South 12 degrees 50 minutes 13 seconds East 244.75 feet to a point; South 21 degrees 21 minutes 58 seconds East 125.30 feet to an iron pin (new), being corner to Tract 6 of the Raymond Presley property; THENCE with tract 6 of the Raymond Presley property south 71 degrees 14 minutes 12 seconds West 453.65 feet to an iron pin (new), being in the line of Mrs. Leslie Brockett; THENCE with Brockett and an old fence line North 17 degrees 33 minutes 29 seconds West 81.04 feet to an 8” oak; North 40 degrees 48 minutes 57 seconds West 315.20 feet to an iron pin (new) North 7 degrees 51 minutes 59 seconds West 169.57 feet to a 14” sassafras, being a corner to Tract 4 of the Raymond Presley property; THENCE with Tract 4 of the Raymond Presley property South 83 degrees 50 minutes 06 seconds East 418.61 feet to an iron pin (new) North 69 degrees 30 minutes 42 seconds East 178.29 feet to the point of beginning containing 5.02 acres, more or less.
BEING the same property conveyed to Eugene McClanahan and wife, Jan McClanahan, by deed from Tony W. Fuqua dated August 6, 2008, of record in Deed Book 291, Page 43, Register’s Office, Macon County, Tennessee.  Janice (Jan) McClanahan died on February 19, 2014, leaving the above property vested in Eugene McClanahan as sole owner.
The above property is subject to easement for ingress and egress of record in Deed Book 185, page 358, and benefits from easement of record in Deed Book 291, page 43, Register’s Office, Macon County, Tennessee.

Interested Parties:    Macon Bank & Trust Company, Lafayette, Tennessee, is the holder of the note which the Deed of Trust secures.
If applicable, the notice requirements of T.C.A. 35-5-117 have been met.
The right is reserved to adjourn the day of the sale to another day at a time certain, without further publication and in accordance with law, upon announcement of said adjournment on the day and time and place of sale set forth above.
