NOTICE OF SUBSTITUTE TRUSTEE SALE

Default having been made in the terms, conditions, and payments provided in a certain Deed of Trust dated May 5, 2006, executed by Hubert Jones, and wife Tammy Jones, to Angie Tuck of Lafayette, TN as Trustee, for the benefit CitiFinancial Services, Inc., of record in Book TD399, Page 224, at Instrument No. 06001350 in the Register’s Office for Macon County, Tennessee, conveying certain real property therein described, and Edward D. Russell of The SR Law Group, having been appointed as Substitute Trustee of record in Book RB181, Page 258, at Instrument No. 23000762 in the Register’s Office for Macon County, Tennessee;

WHEREAS, the said Deed of Trust was last assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE FOR LB-RANCH SERIES V TRUST (“Holder”), by SN Servicing Corporation, its attorney in fact, the entire indebtedness having been declared due and payable to Holder, Holder has requested foreclosure proceedings to be instituted; and as provided in said Deed of Trust, Edward D. Russell of The SR Law Group, will by virtue of the power and authority vested as Substitute Trustee, August 8, 2023, at 10:00 a.m. at the usual and customary location at the Macon County Justice Center, 904 Highway 52 Bypass E, Lafayette, Tennessee 37083, sell to the highest bidder for cash, free from the equity of redemption, homestead, and dower, and all other exemptions which are expressly waived, and subject to any unpaid taxes, if any, the following property particularly described as follows, to wit:

Sharp; Thence with Sharp and the Center of the Branch for the Next 4 calls North 51 degrees 09 minutes 48 seconds West 31,57 feet to a point; North 10 degrees 13 minutes 24 seconds West 187.15 feet to a point; North 61 degrees 36 minutes 26 seconds West 140.46 feet to a point; North 46 degrees 33 minutes 39 seconds West 50.89 feet to a point, being a corner to the remaining property of Carl Jones; Thence with a line severing the land of Carl Jones North 50 degrees 01 minutes 03 seconds East 41.52 feet to an iron pin (New) b a Sycamore Tree; North 50 degrees 01 minute 03 seconds East 75.05 feet to a point; North 09 degrees 32 minutes 04 seconds West 310.71 feet to an iron pin (New) at the South Margin of Jones Hollow Road; North 08 degrees 40 minutes 42 seconds West 34.75 feet to the Point of Beginning containing 5.00 acres more or less including in the above described 5.00 tract is a right-of-way easement for Jones Hollow Road.
