Clearing work recently began for a new senior living complex on Days Road in Lafayette, entitled Lafayette Gardens.

Lafayette Gardens is a 40-unit elderly complex, consisting of 20 two-bedroom units and 20 one-bedroom units. Each unit is between approximately 750 and 1,000 square feet, has a front porch and back patio, and is equipped with a stove, vent hood, refrigerator, dishwasher, disposal, microwave oven and central heat and air conditioning. In addition, a washer and dryer unit will be provided in every unit as well as ceiling fans. All of the appliances are Energy Star rated.

The exterior of the buildings will be constructed of brick and/or vinyl siding and the property will include a picnic area, and a community facility all for the exclusive use of the residents.

The complex is headed by Quad State Companies, fully integrated businesses created to design, construct, manage and market quality affordable housing throughout the southeast and parts of the southwestern United States. Under the direction of Dale Lancaster, founding principal and general partner, the Companies develop housing for rent and purchase through the utilization of state and federal housing programs as well as conventional debt mechanisms.

The Lafayette Gardens will be built to cater exclusively to elderly families. The rent structure of the property is governed by the IRS Section 42 rules and is restricted to residents earning at or below 60% of the area median income. Preference is shown to qualified residents that are on the Public Housing Authority’s waiting list.
