NOTICE OF TRUSTEE'S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated October 2, 2006, and the Deed of Trust of even date securing the same, recorded October 23, 2006, in Book No. TD409, at Page 339, in Office of the Register of Deeds for Macon County, Tennessee, executed by Annette Looper, conveying certain property therein described to Robert M. Wilson, Jr as Trustee for Mortgage Electronic Registration Systems, Inc., as a nominee for America's Wholesale Lender, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Nationstar Mortgage, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Nationstar Mortgage, LLC, will, on March 8, 2017 on or about 10:00 AM, at the Macon County Courthouse, Lafayette, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Macon County, Tennessee, and being more particularly described as follows:
Lying and being in the First Civil District of Macon County, Tennessee, and being Lot Number 26 of West End Addition to City of Lafayette, a plat of which is of record in Deed Book 51, page 367, Register's Office, Macon County, Tennessee, to which reference is made; Starting on a steel pin in the East R W of East End of Forrest Circle, a corner of Lot Number 25; thence North 84 East, 265.5 feet with North line of Lot 25 to a steel pin in James Ragland West line; thence A L 99 degrees 15 minutes with Ragland line North, 3 East 396 feet to a steel pin, a corner of Ragland, King and Lot Number 28; thence A L 42 degrees 15 minutes 460 feet with the line of Lot Number 27 to a steel pin in the North East corner of Forrest Circle; thence with the North East R W of Forrest Circle running on a perfect curve to the right, having a radius of 135 feet, 112.5 feet to beginning. This property is subject to an easement for a sewage line granted to the City of Lafayette, Tennessee to serve the property of the Macon County Board of Education.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
