NOTICE OF TRUSTEE'S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated March 8, 2019, and the Deed of Trust of even date securing the same, recorded March 25, 2019, in Book No. RB73, at Page 698, in Office of the Register of Deeds for Macon County, Tennessee, executed by Stephen C Finley and Brooke Finley, conveying certain property therein described to Dickson Title, LLC as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Caliber Home Loans, Inc., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Caliber Home Loans, Inc..
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Caliber Home Loans, Inc., will, on November 12, 2019 on or about 1:00 PM, at the Macon County Courthouse, Lafayette, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Macon County, Tennessee, and being more particularly described as follows:
Tract 4: Beginning at an iron pin old in the North line of King Robert Lane, being the southeast corner of this tract and a corner of Tract 1 (3.01 acres) of Hutchison property recorded in plat Cabinet C4, Slide 9A; thence with a curve the North line of King Robert Lane South 68 degrees 06 minutes 07 seconds West a distance of 107.09 feet to a point; thence with a curve turning to the right with an arc length of 78.86 Feet, with a radius of 166.95 feet, with a chord bearing of South 79 degrees 22 minutes 14 seconds West with a chord length of 78.13 feet to a point; thence North 87 degrees 05 minutes 46 seconds West a distance of 61.28 feet to a point; thence South 82 degrees 42 minutes 14 seconds West & distance of 99.17 feet to an iron pin new, being a corner of Tract 5 (9.04 acres) of the Hutchison property; thence leaving the road with tract 5 North 37 degrees 42 minutes 09 seconds West a distance of 835J1 feet to an iron pin new, being in the line of Hollis and Dorothy Wix property described in Deed Book 61, Page 159; thence with the Wix South 65 degrees 36 minutes 46 seconds East a distance of 607.90 feet to an iron pin old by a rock; thence North 17 degrees 13 minutes 25 seconds East a distance of 120.81 feet to an iron pin old, being a corner of Tract 1 (3.01 acres) of the Hutchison property thence with Tract 1 South 54 degrees 47 minutes 59 seconds East a distance of 173.31 feet to an iron pin old; thence South 17 degrees 42 minutes 37 seconds East a distance of 37938 feet to an iron pin old, which is the point of beginning, having an area of 5.35 acres more or less. In accordance with a survey prepared by Stephen Michael Holland, Tennessee Registered Land Surveyor license number 2337, dated August 30, 2018 as shown on drawing
This conveyance in trust is subject to the right of way of King Robert Lane. This conveyance in trust is subject to restrictions of record in Record Book 66, Page 286, in the Register's Office of Macon County, Tennessee.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
