NOTICE OF TRUSTEE’S SALE

Default having been made in the terms, conditions and payments made and provided for in a Deed of Trust executed by Richard L. Bransford and wife, Frances Anne Bransford, which Deed of Trust is of record in Trust Deed Book 474, page 421, Register’s Office of Macon County, Tennessee, and the entire indebtedness having been declared due and payable as provided in said Deed of Trust, and payment not having been made as demanded, notice is hereby given that Radford A. West, Trustee, under the power and authority vested in him and having been requested so to do by the lawful owner and holder of said debt, will on Thursday, May 26, 2016, At 10:00 a.m. at the front door of the Courthouse in Macon County, Tennessee, sell at public outcry to the highest and best bidder for cash, free from equity of redemption, homestead and dower and all other exemptions of every kind, all of which are expressly waived in said Deed of Trust, the following described parcel of land in the 1st District of Macon County, Tennessee:
Lying and being in the First Civil District of Macon County, Tennessee, and being Lot No. 26, Section A of the Town and Country estates Addition to Lafayette, Tennessee, a plat of which is of record in Plat Book 1, page 60-61 (now slide 120-A), Register’s Office for Macon County, Tennessee, reference to which is hereby made for a more complete description of said lot.
BEING the same property conveyed to Richard L. Bransford and wife, Frances Anne Bransford, from Robert L. Lawrence and wife, Anne S. Lawrence, on March 15, 2007, of record in Deed Book 282, page 183, Register’s Office, Macon County, Tennessee. 
Subject to plat in Cabinet 1, Slide 120-A; restrictions in Deed Book 74, page 350; and easement in Deed Book 121, page 382, Register’s Office, Macon County, Tennessee.

Interested Parties:       Macon Bank & Trust Company, Lafayette, Tennessee, is the holder of the note which the Deed of Trust secures.
The right is reserved to adjourn the day of the sale to another day at a time certain, without further publication and in accordance with law, upon announcement of said adjournment on the day and time and place of sale set forth above.
The property is to be sold “AS IS, WHERE IS,” without representation or warranty of any kind whatsoever, whether express or implied.  Without limiting the foregoing, THIS PROPERTY IS TO BE SOLD WITHOUT ANY IMPLIED WARRANTY OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR USE OR PURPOSE.
This sale will be made subject to all unpaid taxes and any liens or encumbrances which take priority as a matter of law.
A deposit of Ten (10%) percent of the purchase price will be required to be paid at the sale.
