NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated June 25, 2009, and the Deed of Trust of even date securing the same, recorded June 30, 2009, in Book No. TD461, at Page 26, in Office of the Register of Deeds for Macon County, Tennessee, executed by Dustin Key, conveying certain property therein described to Andrew C. Rambo as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for First Community Mortgage, Inc., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by JPMorgan Chase Bank, National Association.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by JPMorgan Chase Bank, National Association, will, on September 7, 2016 on or about 12:00 PM, at the Macon County Courthouse, Lafayette, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Macon County, Tennessee, and being more particularly described as follows:
Lying and being in the 11th Civil District of Macon County, Tennessee, and being more particularly described as follows: BEGINNING at an iron pin old at the west margin of Oak Dale Road, being the southeast corner of this tract and a corner to Earl Alexander property described in Deed Book 199, Page 170; thence with Alexander north 64 degrees 22 minutes 12 seconds west 222.31 feet to an iron pin old, being in the line of N. Stanford and Jean Ann Hall; thence with Hall north 6 degrees 10 minutes 58 seconds east 21.79 feet to an iron pin new; thence north 82 degrees 11 minutes 33 seconds east 119.44 feet to an iron pin old; thence north 21 degrees 38 minutes 24 seconds east 21.79 feet to an iron pin new; thence north 82 degrees 11 minutes 33 seconds east 106.11 feet to an iron pin new; thence south 65 degrees 15 minutes 59 seconds east 101.45 feet to a point; thence south 65 degrees 15 minutes 59 seconds east 99.88 feet to an iron pin new at the west margin of Oak Dale Road; thence with the west margin of Oak Dale Road south 33 degrees 15 minutes 52 seconds west 197.74 feet to the point of beginning containing 1.12 acres more or less.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time.
