NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated August 29, 2007, and the Deed of Trust of even date securing the same, recorded August 29, 2007, in Book No. TD429, at Page 158, in Office of the Register of Deeds for Macon County, Tennessee, executed by Michael Chambers and Amy Chambers, conveying certain property therein described to Benchmark Title Co as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Metro Finance, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Ocwen Loan Servicing, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Ocwen Loan Servicing, LLC, will, on January 10, 2017 on or about 10:00 AM, at the Macon County Courthouse, Lafayette, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Macon County, Tennessee, and being more particularly described as follows:
Being the remaining portion of lot 26 of Billy D. Carter and J. C. Witcher Land, of record in Plat Cabinet 1 Slide 21-B: BEGINNING at a point at the intersection of the east line of Bullwhip Lane and the northline of Lois Lane, being the southwest corner of this lot; thence with the east line of Bullwhip Lane north 04 degrees 33 minutes 51 seconds east 138.48 feet to an iron pin new, being a corner to Armando Moros, Jr. property described in deed book 276 page 256; thence leaving Bullwhip with Moros north 89 degrees 52 minutes 28 seconds east 195.69 feet to an iron pin new, being in the line of Scotty and Shane Sliger property described in deed book 277 page 360; thence with Sliger south 04 degrees 44 minutes 51 seconds west 167.51 feet to an iron pin new in the north line of Lois Lane; thence with the north line of Lois Lane north 81 degrees 36 minutes 16 seconds west 194.93 feet to the point of beginning containing 0.684 acres more or less. In accordance with a survey prepared by Steven Michael Holland, Tennessee Registered Land Surveyor license number 2337, dated 08/14/2007 and shown as drawing number 050902.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time.
