NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated February 7, 2014, and the Deed of Trust of even date securing the same, recorded February 13, 2014, in Book No. TD523, at Page 220, in Office of the Register of Deeds for Macon County, Tennessee, executed by Charles Ellis Reel and Janie G. Reel, conveying certain property therein described to Old Republic National Title Insurance Company as Trustee for Mortgage Electronic Registration Services, Inc., as nominee for Reliance First Capital LLC, a Delaware Limited Liability Company, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, N.A..
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wells Fargo Bank, N.A., will, on January 9, 2018 on or about 10:00 AM, at the Macon County Courthouse, Lafayette, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Macon County, Tennessee, and being more particularly described as follows:
A certain tract or parcel of land in tlie First Civil District of Macon County, State of Tennessee, described as follows, to-wit:
TRACT No. 1: Lying and being in the First Civil District of Macon County, Tennessee, and being Lot No. 5C of Maple Court Addition to the City of Lafayette, Tennessee, a plat of which is of record in Deed Book 58. page 589, Plat Cabinet 149, B, Register’s Office, Macon County, Tennessee. Said Lot fronts 120′ on Circle Drive and runs back between parallel lines which are perpendicular to Circle Drive, a distance of 222′ 4″ on the West side and a distance of 222′ 10″ on the East side to a dead line on the rear which measures, 120′ thereon.
TRACT NO. 2: Lying and being in the 1st Civil District of Macon County, Tennessee, and in the City of Lafayette, and being the eastern most 1/2 of Lot 4-C of the Maple Court Addition to Lafayette, a plat of which is of record in Deed Book 58, page 589. Plat Cabinet 149, B, Register’s Office Macon County, Tennessee. Said lot fronts 60 ft. on Circle Drive and the rear line measures 60 feet. The Eastern side line measures 222 ft. 4 in. and the Western side line measures 223 feet.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
