NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 25, 2008, and the Deed of Trust of even date securing the same, recorded January 30, 2008, in Book No. TD437, at Page 58, in Office of the Register of Deeds for Macon County, Tennessee, executed by Phillip Norman and Dawn Marie Norman, conveying certain property therein described to Andrew A. Stanford as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Sidus Financial, LLC, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, NA.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wells Fargo Bank, NA, will, on May 22, 2018 on or about 1:00 PM, at the Macon County Courthouse, Lafayette, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Macon County, Tennessee, and being more particularly described as follows:
Lot No. 1 Beginning at a steel pin in the west edge of Highway #56 and a corner to Knight: thence with Knight N. 85-00 W 205 feet to a steel pin: thence N, 2-15 E. 100 feet to a steel pin, a corner to lot described in Deed Book 71, Page 277, ROMC. Tenn.: thence with said lot S. 85-00 E. 205 feet to a steel pin in the west edge of Highway #56: thence running with the west edge of Highway #56 S. 2-15 W. 100 feet to the point of beginning, containing 0.471 acres as surveyed by Joe E. Holland. Registered Land Surveyor, on September 25, 1971. The above described lot is subject to a right-of-way over the existing roadbed which runs along the southern boundary of said lot from Highway #56 to the tract of land conveyed by deed of even date to Joe Dale Owens.
Lot No. 3 Beginning at a steel pin in the west edge of Highway #56 and a corner to lot described in Deed Book 71. Page 277. ROMC., Tenn.: thence with said lot N. 85-00 W. 205 feel to a steel pin: thence N. 2-15 E, 90 feet W. 205 feet to a steel pin: thence N. 2-15 E. 90 feet to a steel pin, a corner to Knight; thence with Knight S. 85-00 E. 205 feet to a steel pin in the west edge of Highway #56: thence running with the west edge of Highway #56 S. 2-15 W. 90 feet to the point of beginning, containing 0.424 acres as surveyed by Joe E. Holland. Registered Land Surveyor, on September 25, 1971. Lot No. 2 Lying and being in the 6th Civil District of Macon County, Tennessee and beginning on a steel pin in west edge of Highway #56 and 90 ft. from the northeast corner of deed recorded in Deed Book 59, Page 539-40 to Kenneth Witcher on August 15, 1958; running with the west edge of Highway #56 S. 2-15 W. 110 ft. to a steel pin; thence N. 85 W. 205 ft. to a steel pin; thence N. 2-15 E. 110 ft. to a steel pin, thence S. 85 E. 205 ft. to the beginning, containing 0.518 acres.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:

The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
