NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated July 26, 2016, and the Deed of Trust of even date securing the same, recorded August 3, 2016, in Book No. RB26, at Page 78, in Office of the Register of Deeds for Macon County, Tennessee, executed by Jennifer A. H. Clyde and Gregory E. Clyde, conveying certain property therein described to Scott R. Valby as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Mortgage Research Center, LLC d/b/a Veterans United Home Loans, a Missouri Limited Liability Company.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Mortgage Research Center, LLC d/b/a Veterans United Home Loans, a Missouri Limited Liability Company, will, on August 9, 2018 on or about 11:00 AM, at the Macon County Courthouse, Lafayette, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Macon County, Tennessee, and being more particularly described as follows:
Lying and being in the 1st Civil District of Macon County, Tennessee, being further described as follows, to wit: BEGINNING at an iron pin old in the west line of Williams Road, being the northeast corner of this tract and a corner to Marty and Connie Coley property described in Deed Book 307 page 15; thence with the west line of Williams Road south 21 degrees 16 minutes 18 seconds east 128.29 feet to an iron pin old, being a corner to Marty and Connie Coley property described in deed book 282 page 99; thence leaving the road with Coley south 83 degrees 51 minutes 48 seconds west 1036.35 feet to an iron pin new; thence north 05 degrees 29 minutes 50 seconds west 371.85 feet to an iron pin new by a post, being a corner to Marty and Connie Coley property described in deed book 307 page 15; thence with Coley south 83 degrees 09 minutes 47 seconds east 70.09 feet to an 8″ cherry tree; thence south 79 degrees 18 minutes 11 seconds east 104.39 feet to a 12″ cedar tree; thence south 72 degrees 15 minutes 50 seconds east 59.29 feet to a 10″ cherry tree; thence south 76 degrees 09 minutes 25 seconds east 60.54 feet to a 6″ cedar tree; thence south 76 degrees 24 minutes 36 seconds east 119.51 feet to an iron pin old; thence south 77 degrees 25 minutes 40 seconds east 199.40 feet to an iron pin old; thence south 76 degrees 58 minutes 06 seconds east 146.86 feet to a double cherry tree; thence south 84 degrees 26 minutes 23 seconds east 41.68 feet to an Iron pin old; thence north 84 degrees 05 minutes 06 seconds east 41.99 feet to an iron pin old; thence south 88 degrees 08 minutes 19 seconds
east 72.02 feet to an iron pin old; thence north 76 degrees 55 minutes 51 seconds east 76.45 feet to an iron pin old; thence north 78 degrees 32 minutes 59 seconds east 49.49 feet to an iron pin old, which is the point of beginning, having an area of 5.01 acres more or less. In accordance with a survey prepared by Steven Michael Holland, Tennessee Registered Land Surveyor license number 2337, dated 07/15/2016 as shown on drawing number 160707.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed for a period of two weeks. In such situations, notices will be mailed to interested parties of record.
