Sale at public auction will be on February 19, 2019 on or about 1:00PM local time, At the Front Door of the, Macon County Courthouse, 104 County Courthouse, Lafayette, TN 37083, conducted by the Substitute Trustee as identified and set forth herein below, pursuant to Deed of Trust executed by MELISSA K NAAS, to Susan Voss, Trustee, on March 3, 2017, at Record Book RB42, Page 101-116 in the real property records of Macon County Register’s Office, Tennessee.

The following real estate located in Macon County, Tennessee, will be sold to the highest call bidder subject to all unpaid taxes, prior liens and encumbrances of record:
Located in the 1st Civil District, Macon County, Tennessee, and more particularly described as follows:
Being Lot No. 1 on the Final Plat of Cooper Hill Subdivision, a plat of which is of record in Plat Cabinet 2, Slide 174-B, Register`s Office of Macon County, Tennessee, to which plat reference is here made for a more complete description of said lot.
Being the same property conveyed to Wanda Zara a single woman and Veda Estep, a married woman, by Special Warranty Deed from the Bank of New York Mellon FKA The Bank of New York, as Trustee for the Certificateholders of the CWABS, Inc. Asset-Backed Certificates, Series 2006-25, dated 5/16/2016, recorded 6/13/2016, of record in Book RB23, Page 590, in the Register`s Office for Macon County, Tennessee. Being the same property previously conveyed to the Bank of New York Mellon FKA The Bank of New York, as Trustee for the Certificateholders of the CWABS, Inc. Asset-Backed Certificates, Series 2006-25 by Substitute Trustee`s Deed dated 1/14/2016 of record in Book RB16, Page 443; previously conveyed to Daniel Hassard and wife Mechelle L. Hassard by deed dated 12/8/2006 or record in Book 280, Page 229, all in said Register`s Office.
The address of the herein described property is believed to be 4090 Old Highway 52, Lafayette, TN 37186, and is shown on all tax records as same, but such addresses are not part of the legal description of the property herein and in the event of any discrepancy, the legal description herein shall control.
Being further conveyed to Melissa K. Naas, from Wanda Zara, by Deed dated 03/03/2017, of record in Book RB42, Page 99, in the Register`s Office for Macon County, Tennessee. Map/Parcel # 052-053.12

All right of equity of redemption, statutory and otherwise, and homestead are expressly waived in said Deed of Trust, but the undersigned will sell and convey only as Substitute Trustee.
If the U.S. Department of Treasury/IRS, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor or Workforce Development are listed as Interested Parties in the advertisement, then the Notice of this foreclosure is being given to them and the Sale will be subject to the applicable governmental entities’ right to redeem the property as required by 26 U.S.C. 7425 and T.C.A. §67-1-1433.
This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price.  The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
